Can We Sell House Plans design a custom building plan from scratch?
Yes, we can! Our architects can work with you to create a fully custom building plan. Please note this option is more costly due to the detailed nature of bespoke design work. If you're budget-conscious, we recommend modifying an existing plan for a more economical solution.

What should I do after receiving my We Sell House Plans building plans?
Here are the steps to follow:
- Review your plans to ensure they meet your expectations.
- Submit for municipal approval. A registered professional must complete any required updates.
- Hire contractors and engage a registered architect or engineer as needed.
- Prepare your site (clear land, setup services, etc.).
- Begin construction once approvals are secured.
- Monitor progress and communicate with your builders throughout the process.

TECHNICAL DOCUMENTATION REQUESTS

My builder is asking for extra documents like steel beam design, roof, electrical, plumbing, and foundation plans. Are these included?
Here’s what’s provided and what’s not:
Steel Beam Design: Not included. Must be done by a qualified structural engineer.
Roof Plan: Not included as it’s not required for council. Roof trusses are
usually designed by truss manufacturers with engineers.
Electrical Plan: Optional extra. Layouts vary based on user preference - best discussed with your electrician.
Plumbing Plan: Drainage layout is included in compliance with national regulations.
Foundation Plan: Not included due to differing soil conditions per site. Consult a structural engineer for site-specific requirements.
Our standard plans meet the minimum National Building Regulations and are sufficient for municipal submission, with optional extras available.
